City of Hamilton awards $8.2 million to support 11 affordable housing projects

In January the City of Hamilton announced that they are distributing $8.2 million for 11 different affordable housing projects through the new Affordable Housing Development Project Stream.

Some of the projects have already received funding from City Council, while others are in the initial stages and are attempting to get federal and provincial funding as well.

The city says that when a project receives a Letter of Intent confirming municipal support then it is easier for that development to get additional funding from higher levels of government.

The 11 projects in question would provide 440 units of affordable housing and 435 supportive housing units.

It should be noted that the city is only providing a portion of the funds needed for each of these projects and not funding them entirely.

For example, one project has a final construction cost of $9.5 million and the city is providing $200,000 in funding.

The projects, in order of expected completion, are:

Q4 2024 – 106 BAY STREET NORTH (WARD 2 – DOWNTOWN HAMILTON) – CITYHOUSING HAMILTON – $1.6 MILLION – 55 UNITS

This CityHousing Hamilton building in the Bay Street North and Cannon Street West area already welcomed its first residents in December 2024. The land, a former parking lot, was acquired by CityHousing Hamilton from the city in 2018 and the building was meant to replace units at the now-closed Jamesville site.

Q1 2025 – 412 BARTON STREET EAST (WARD 3 – EAST HAMILTON CENTRE) – ST. MATTHEW’S HOUSE – $435K – 15 UNITS

The infill project near Barton Street East and Wentworth Street North will consist of 15 deeply affordable units that are intended for seniors. The six-storey building is being built using modular construction.

Q3 2025 – 60 CALEDON AVENUE (WARD 8 – WEST/CENTRAL MOUNTAIN) – VICTORIA PARK HOMES – $1 MILLION – 261 UNITS

This project in the Upper James Street and Mohawk Road East area is located at the former Mountain Secondary School site. It will include two six-storey buildings and multiple blocks of three-storey townhouses.

Q2 2026 – 311 ROBERT STREET (WARD 3 – EAST HAMILTON CENTRE) – INDWELL – $143.6K – 23 UNITS

Located near Victoria Avenue North and Barton Street East, this project, called the Acorn Flats, is being built at the site of the former Royal Oak Dairy horse stables. Three other buildings constructed by Indwell at the site are already complete. The units will be for families.

Q3 2026 – 204 GAGE AVENUE NORTH (WARD 3 – EAST HAMILTON CENTRE) – SACAJAWEA NON-PROFIT HOUSING – $200K – 40 UNITS

This six-storey apartment building at Barton Street East and Gage Avenue North will provide 40 supportive units for Indigenous residents. It has a final construction cost of $9.5 million.

Q4 2026 – 174 OTTAWA STREET NORTH (WARD 3 – EAST HAMILTON CENTRE) – INDWELL – $1.87 MILLION – 32 UNITS

The four-storey addition at the corner of Cannon Street East and Ottawa Street North is phase two of their Ottawa Street Apartments which opened in 2022. The Ottawa Street Apartments have 12 units.

Q4 2026 – 120 WENTWORTH STREET NORTH (WARD 3 – EAST HAMILTON CENTRE) – INDWELL – $350K – 50 UNITS

Located at Wentworth Street North and Cannon Street East, Indwell has partnered with Wentworth Baptist Church to develop the east portion of their property. The church sanctuary will remain and the congregation will continue to worship at the church.

Q1 2027 – 1518 UPPER WENTWORTH STREET (WARD 7 – CENTRAL MOUNTAIN) – KIWANIS – $1.4 MILLION – 124 UNITS

City Council has already allocated $3.5 million towards the project. The eight-storey building will be located beside Kiwanis’ existing 85-unit townhouse complex. Fifteen townhouses are being demolished to make room for the building.

Q1 2027 – 95 DUNDURN STREET SOUTH (WARD 1 – CHEDOKE-COOTES-WESTDALE) – SACAJAWEA NON-PROFIT HOUSING – $250K – 30 UNITS

The property at Dundurn Street South and Main Street West will have 30 units for Indigenous post-secondary students.

Q2 2027 – 1067 BARTON STREET EAST (WARD 3 – EAST HAMILTON CENTRE) – YWCA – $450,000 – 90 UNITS

Called Oakwood Place near the Centre Mall, the YWCA hopes to build a four-storey building for women and children fleeing domestic violence.

Q2 2027 – 135 MARY STREET (WARD 2 – DOWNTOWN HAMILTON) – GOOD SHEPHERD CENTRE – $500K – 155 UNITS

Located at Cannon Street E and Mary Street, the Good Shepherd Centre will be tearing down their men’s shelter and building a 10-storey supportive housing residence.
