The City of Hamilton recently put out a public notice that it has received a complete development application for seven residential towers with 2,186 total units at Barton and Ferguson near the Hamilton General Hospital.
According to a 2025 Design Review Panel Presentation from the developer, the plan includes two 30-storey buildings, three 28-storey buildings, and two 26-storey buildings on what is currently a parking lot (166 & 186 Ferguson Avenue and 203 Robert Street).
The development application was made by B&F Investments (Nova Scotia) Company and 201 Robert Street Company c/o Martin Hotz.
The Hotz family have reportedly been Hamiltonians for the past 100 years and were first involved in household collection, transportation, disposal, and recycling of solid/hazardous waste materials before moving to real estate development.
The applicants are proposing to change the city’s Official Plan designations and current zoning to permit the development, which will also include 1,380 square metres of commercial space, 686 square metres of community space, underground parking, and limited surface parking.
Documents also show plans for sculptural art on Barton Street, a stair/ramp feature providing access to the new community from Cathcart Street, and a “Flex Plaza” that provides the possibility for a wading pool in the summer and an ice rink in the winter.
Plans also show a new community centre, a playground and open green space, pedestrian-focused spaces along the new roads that will be created within the development, and another “railway-inspired” feature structure.
Some rooftop amenities within the development will reportedly include a hot tub and lounge area, a kitchen and dining area, a fire bowl, and a recreation area.
The proposal also includes 1,642 parking spaces, 232 short-term bike storage spaces, and 1,564 long-term bike storage spaces.
A public meeting date on the application is to be determined.
Since the complete application has been received, the city will now review it and receive comments.
There will then be a public meeting, staff will write a report for review with their recommendation on whether the zoning and Official Plan changes should be approved, and the decision will then go before Hamilton City Council.
